Lakeside Village HOA - 2003 Year in Review

 

Accomplishments

 

Legacy

1-      Club House and Pool Completed (thank you Legacy)

a.      Access provided for members use of clubhouse

b.      Exercise room completed and equipment installed

2-      Completion of one new building – 8 units (two are sold)

3-      Addition of 13 new home owners

4-      Landscaping of the clubhouse area

 

HOA

5-      Completion of new deck railing on phase 1(thank you John Leone)

6-      Creation of Lakesidehoa.org web site (thank you Anita Oliveri)

7-      Successfully defended threats by Legacy to take over the control of the HOA

8-      Collected approximately $14,000 in outstanding HOA dues

9-      Mapped out a walking path to the beach and submitted to Forest Service (thank you Jerry Keech and John Leone)

 

Projects to be completed – Open Issues

 

1-      Request for warranty information on from construction of common areas

a.      Water pipes

b.      Electrical plan

c.      Pools and recreation area

d.      Road work

e.      Exterior of buildings (roofing and siding)

2-      Survey information for our records for all buildings and common areas

a.      Water plan map

b.      Electrical plan map

3-      Removal of unneeded fire alarm system

a.      Correct contractors error and lay conduit needed to connect buildings correctly

b.      Reimburse home owners for dollars spent on unneeded phones and alarms system  (approximately $3,500)

4-      Reimburse cost to homeowners for common electric used by cable TV concession

5-      Completion and repair of landscaping for phase 1-5

6-      Repair to asphalt and concrete – damage caused by construction

7-      Repairs to phase 1 carports – damage caused by construction vehicles

8-      Repairs to tennis court fence – damage caused by construction vehicles

9-      Replacement of phase 1 lights removed during construction

10-  Repair of cable TV system for new units

11-  Performance criteria for all concessions

a.      Cable TV

b.      Rental Management company

12- Determine payment schedule for Legacy – define their share of expenses for use of clubhouse.

1-      Hire Management Company – Advantage Management

2-      Program keypad locks and provide access codes to each homeowner for use of the exercise room and clubhouse for after hours access

a.      Set up guideline for use of the clubhouse for meetings, gatherings, etc.

3-      Review of CC&Rs for updating / modernization – long term project

4-      Educate homeowners on use of web site

a.      Updating of personal contact information

b.      Monthly News Letter – assign champion / workgroup

5-      Transfer of HOA records to new president / treasurer

6-      Set up teleconferencing capabilities for HOA – Roody to provide contact information for establishing an account with ACT
